These are your core professional services — the things you do to actually sell a home. Pricing strategy, professional photography, MLS syndication, showings, negotiation, transaction management.


Here's the critical thing most agents miss about this layer:

Pre-Listing Professional Cleaning Include a complimentary deep clean before photos and showings. Most sellers are dreading the prep work. You just took something huge off their plate.


Staging Consultation85% of staged homes sell for 6-25% more than unstaged homes. Include the staging consultation as part of your package — not as an add-on they have to pay for separately.


VIP Launch WeekendNot an open house. An EVENT. Branded signage, targeted invitations, professional marketing materials, high urgency. Position it as an exclusive first-look experience.


Home Warranty During ListingSellers fear that if something breaks while the home is listed, they're on the hook. Cover them with a warranty during the listing period and include a 12-month buyer warranty at closing.
